Do porches need foundations?
Yes! All porches will need foundations, which you may initially think is quite drastic. However, without foundations, your new porch would be very vulnerable to movement and won’t be durable. You will want your porch to provide a solid structure and practical entrance into your home for years after its installation. At M Powell, we send a surveyor round to your home before we start finalising your plans, to check where the foundations will be but also verify the type of soil you have as this can affect the depth needed.
How big can a porch be without needing planning permission?
Generally, a porch doesn’t need planning permission as a small extension of this kind will fall under ‘permitted development’. However, for it to meet regulations it needs to be no larger than three metres squared and the front of the porch needs to be at least two metres away from the boundary of your property and the road. The porch can also be no taller than three metres. If you’re unsure whether the porch you want would be allowed, it’s always best to contact your Local Planning Authority before progressing any further.
Does adding a porch add value to your home?
It depends! If your existing front door opens straight into a living room or kitchen, then investing in a porch will create extra space and provide storage for shoes and coats. This will add value to your property because your porch will provide both a practical and functional addition to your property. Adding a porch to a house that has a hallway with space for outdoor layers might enhance its visual appeal, but it’s unlikely to make a significant difference to the price. However, a porch with a solid front door may be appealing to potential buyers as it adds an extra layer of security.
What is a good size for a porch?
If you want to avoid applying for planning permission, then you need to ensure your porch does not exceed three metres squared. Other than than, let your creativity flow!
